A night on call

One leak, from 2:04 am to fixed.

A tenant calls in the middle of the night. This is everything GoodRental does about it, and the one moment it needs you.

  1. It takes the report.

It talks Maya through closing the valve under the sink, with the main shut-off as the backup. The leak stops at 2:05, so the plumber can come first thing. Gas, flooding or no heat would go to a person at once.

  2. It works out who pays.

Before anyone is sent, it checks what it knows about the unit: the HOA’s rules, the home warranty, your vendors.

  3. It writes the work order and sends it.

With everything the plumber needs, so nobody calls you to ask: the unit, how to get in, where to park, who’s on site.

  4. 2:13 – 7:39 am

    Nothing needed you.

Everything that could wait, waited. Everything that couldn’t was already done.

  5. The plumber confirms from a link.

No app, no login: the job opens in their browser. They confirm a time, and Maya gets the window by text.

  6. The decision comes to you.

The valve is corroded: $380 to replace it. That’s over the $250 limit you set, so it waits for your OK.

  7. It closes the job, paperwork done.

Photos and the invoice come in through the plumber’s link, Maya confirms it’s dry, and the job is closed. Every step is on the unit’s timeline.

You stay in charge

In charge, without being on call.

You decide what GoodRental may do on its own. Everything else waits for you, and everything it does is on the record.

It handles

The day-to-day, the way you’ve set it up.

  • Calls, texts and emails with tenants, vendors, HOAs, warranty companies, insurers and owners
  • Triage, work orders, dispatch and follow-up until the job is closed
  • Repairs that fit inside the spending limit you set

It asks you first

Money and anything you’ve told it to check.

  • Any spend above your limit waits for your approval
  • Repairs that need the owner’s sign-off go to the owner
  • Anything your standing instructions say to run by you

It hands it to a person

Judgment calls come to a human.

  • Legal matters and disputes
  • Big decisions about a property or a tenancy
  • Emergencies like gas, flooding or no heat, escalated at once

Standing instructions

Tell it how you like things done, in plain words: who to call first, when not to call tenants, what to always check with you.

On the record

Every call, message and decision is logged on the property’s timeline, so nothing happens out of sight.

Who it’s for

Four doors or four hundred.

The work is the same. Your day isn’t.

If you manage your own rentals

Keep your day job. Hand off the night shift.

  • Tenants call and text GoodRental’s number, not your cell.
  • Contractors get a link with the job and the access details, not your evening.
  • You get the decisions, not the 2 am calls.

A traditional property manager typically takes 8–12% of the rent, often plus leasing fees and repair mark-ups, and the decisions go with it. Here they stay with you.

If you run a management company

More doors, same team.

  • Nights and weekends answered, with real emergencies escalated to a person at once.
  • Tenant, vendor, HOA, warranty and owner threads handled and logged per property.
  • Owners get approvals and notices without the phone tag.

Your coordinators spend their day on people and properties, not on chasing a vendor for a time window.

What it does

It does the work, and keeps the records.

Most property software stores what happened. GoodRental makes it happen, then writes it down.

Join the waitlist
Will it say the wrong thing to my tenants?

It answers from what it knows about the property and from your standing instructions. Judgment calls, like legal matters, disputes and big decisions, come to a person instead. Every call and message is logged on the property’s timeline.

Will it spend my money?

Only up to the limit you set. Anything above it waits for your approval, or the owner’s, before work goes ahead.

What happens in an emergency?

Gas, flooding, no heat: it escalates to a person immediately instead of waiting for morning.

Do my contractors need an app or an account?

No. Each job arrives as a link. They confirm the visit, see the access details, upload photos and attach the invoice from their phone’s browser.

How much setup does it take?

When the beta opens, we’ll set up your properties, vendors and rules with you.
